Related questions

What does an office build-out cost per square foot?
The February 2026 budget for a 3,876-square-foot spec suite and corridor at a Class A office building in Sunrise came to $321,407 including a permit allowance — about $83 per square foot. Finishes (paint, carpet tile, LVT and base) were $31,350 of that; HVAC and electrical were the two largest divisions at $54,550 and $72,076. Every division is on the proposal so the tenant can see where the money is.
Can you paint corridors and common areas while the building is occupied?
Yes. Occupied common-area work is priced as its own tier — corridors and a high lobby cost more per square foot than an empty suite because of protection, working around residents and hand cut-in where a sprayer cannot be used. Working hours and elevator use are agreed with management before the schedule is set.
Do you handle permits and the other trades?
Yes, under Florida Certified Building Contractor license CBC1264505. Framing, drywall, doors and glass, millwork, HVAC, electrical, plumbing, fire alarm devices and low-voltage pathways are in the proposal, with licensed subcontractors under Atrium's supervision. Permit fees are an allowance billed at cost.
What is excluded from a tenant-improvement proposal?
Hazardous materials testing and abatement, structural modifications unless shown on the drawings, major base-building reroutes, fire sprinkler relocations unless engineered, fire alarm panel upgrades, low-voltage cabling and IT hardware, and furniture and appliances. Allowance-based items — the door schedule, ceiling grid versus tile-only, carpet versus LVT by room — are stated and reconciled to actual cost.
