Epoxy and polymer flake floors in South Florida — garages, showrooms and industrial

Last updated · Atrium Construction, Boca Raton, Florida

Atrium installs epoxy and polymer flake floor coatings on garages, showrooms, warehouses and commercial floors across Palm Beach, Broward and Miami-Dade counties, with a 10-year warranty. A commercial polymer flake floor in the company's records was $18,500. Residential garages sit far lower: flooring jobs in the records since 2021 had a median of $2,400. The floor is diamond-ground, cracks are filled, a primer and pigmented base coat go down, flake is broadcast to full coverage, and a clear polyaspartic or urethane topcoat seals it.

Typical project range: $1,500 – $18,500 from the lower quartile of seventeen flooring jobs completed since 2021 to a commercial polymer flake floor at $18,500.

What it costs

JobContract value
Commercial polymer flake floor$18,500
Flooring jobs since 2021 — lower quartile of 17$1,500
Flooring jobs since 2021 — median of 17$2,400
Flooring jobs since 2021 — upper quartile of 17$4,480
Flooring jobs since 2021 — largest of 17$12,915

The flooring figures include tile and wood as well as coatings, so they show the size of a residential flooring job rather than an epoxy rate. A two-car garage lands in the lower half of that range; a showroom or warehouse floor is priced per square foot from the area and the system chosen.

The system

LayerWhat it does
Diamond grindingOpens the concrete so the primer can bond; removes old coatings, sealers and laitance
Crack and spall repairPolymer-modified mortar, ground flush
Moisture testA slab that reads high gets a moisture-mitigating primer or the job waits
Primer / base coatTwo-part epoxy, pigmented to the chosen base color
Flake broadcastVinyl flake to full coverage, scraped and vacuumed once cured
Clear topcoatPolyaspartic or urethane: UV-stable, chemical-resistant, slip-resistant texture

Warranty

Related questions

What is the difference between epoxy and polymer flake?
Epoxy is the base coat — a two-part resin that bonds to the concrete. Polymer flake is decorative vinyl chip broadcast into that base coat and sealed under a clear topcoat, which hides concrete imperfections and gives a textured, slip-resistant surface. Most garage and showroom floors are flake systems; a solid-color epoxy is used where a plain surface is wanted.
How long does an epoxy floor last?
Atrium warranties its floor systems for 10 years. What decides the life is the prep: the concrete has to be mechanically ground, not acid-etched, and moisture in the slab has to be checked before anything goes down, or the coating lifts.
How long is the garage out of use?
Two to three days for a flake system: grind and repair on day one, base coat and flake on day one or two, topcoat on day two, and foot traffic the next day. Cars go back on after a full cure, usually three to five days depending on the topcoat and the weather.
Can it go over an existing coating or a stained floor?
Existing coatings are ground off — a new system does not bond to an old one. Oil stains are degreased and ground out; if oil has soaked deep into the slab that area is treated before priming. Cracks and spalls are filled with a polymer-modified repair mortar first.
