Exterior house painting in Boca Raton and South Florida

Last updated · Atrium Construction, Boca Raton, Florida

Atrium repaints stucco and masonry houses across Palm Beach, Broward and Miami-Dade counties. The price is set by wall area, not floor area, and lands between $1.80 and $2.10 per square foot of wall all in — pressure cleaning, crack sealing, stucco repair up to half an inch, masonry primer and two finish coats of Sherwin-Williams SuperPaint. A typical house costs $3,000 to $9,500. Of 136 exterior painting jobs in the company's records since 2021, half fell between $2,500 and $8,500. Warranty is 1 year on labor and 7 years on material.

Typical project range: $2,500 – $8,500 the middle half of 136 exterior painting jobs completed since 2021; the median was $5,016.

What the price includes

This is the scope statement that goes on every Atrium exterior proposal. It is the list worth comparing between quotes: when one bid is far below another, the difference is almost always a line missing from the left column — most often the primer, the second coat, or the crack sealant.

Three real jobs

These are Atrium exterior repaints, priced and delivered. The rate band on this page was built from them.

HouseWall areaTotal pricePer ft² of wall
Single story2,916 ft²$4,496$1.54
Two story3,748 ft²$7,528$2.01
Large single story, 12.5 ft walls5,155 ft²$9,360$1.82

The two-story costs more per square foot because everything above the first floor goes slower. The large single-story is cheaper per square foot than the small one because setup, washing and masking cost about the same on any house and spread over more wall.

The materials

SurfaceProductWhy this one
Masonry walls, primerSherwin-Williams Loxon Acrylic ConditionerPenetrates and seals chalky stucco and bonds light chalk to the surface, so the finish coat has something to hold
Walls and trim, finishSherwin-Williams SuperPaint Exterior Acrylic Latex100% acrylic; resists mold and algae growth; seven-year manufacturer warranty
Metal doors and garage doors — optionalSherwin-Williams Sher-Cryl HPAAmbient-cured acrylic with performance comparable to solvent-based urethane and epoxy coatings; priced by the door when asked for
Cracks and gapsElastomeric sealantStretches with the masonry instead of cracking again

Upgrades on request: Latitude, Resilience and Emerald Rain Refresh, each with a longer Sherwin-Williams warranty than SuperPaint’s seven years.

How the estimate works

For exterior work Atrium measures the house before anyone visits: the building outline from the county property record, checked against aerial imagery, gives the perimeter of each story, and perimeter times wall height gives the wall area. The method has been validated to within 3% of a hand takeoff. You get a price range, usually within 24 hours, and book a visit only if you want to go ahead. The estimate assumes the stucco is sound; damage deeper than half an inch genuinely cannot be priced from a photograph, and painting over it wastes the paint.

Warranty

1 year on labor, 7 years on material, in writing, on the proposal.

Related questions

How is an exterior repaint priced?
By the square footage of wall, measured from the building outline: perimeter times wall height, for each story. A two-story house carries its ground-floor wall plus its upper-floor wall, and the upper portion costs about 35% more per square foot because everything above the first floor needs lifts or extended ladders. Openings are not deducted — masking around a window costs about what painting through it would.
Can you give me a price without coming to the house?
Yes, for exterior work. We take the building outline from the county property record and aerial imagery, derive the wall area, and send a price range — usually within 24 hours. It assumes the stucco is sound. Houses with an interior courtyard, a screened atrium or a deep entry porch cannot be measured this way, and we come out for those.
What paint do you use?
Sherwin-Williams. Loxon Acrylic Conditioner as the masonry primer, SuperPaint Exterior Acrylic Latex as the standard finish, and, as an optional line, Sher-Cryl HPA enamel on the exterior side of metal doors and garage doors. Latitude, Resilience and Emerald Rain Refresh are offered as upgrades with longer manufacturer warranties. Between September 2023 and August 2026 the company bought 2,984 gallons of SuperPaint Exterior alone.
What is not included in the price?
Soffit and fascia, patio ceilings, beams and columns, pool and screen enclosures, driveways and walkways, metal window frames and sliding doors (they are caulked, not painted), metal entry doors and garage doors (an optional Sher-Cryl enamel line), and stucco damage deeper than half an inch. Each of those is quoted as its own line if you want it.
How long does the warranty last?
One year on labor and seven years on material. The material warranty is Sherwin-Williams' own seven-year warranty on SuperPaint, assigned to you at completion. A warranty that covers only the material leaves you paying labor twice if the coating fails, so ask any contractor to put both in writing.
Is there a promotion running?
Yes. Exterior repaint labor is $1,800 for up to 2,500 square feet of wall and $0.75 for each square foot above that. Materials are quoted separately from the promotional labor price.
