Common repairs, and what decides the price
| Repair | What decides the price | Notes |
|---|---|---|
| Drywall patches and nail pops | Count and size | Usually bundled into a room repaint |
| Skim coat over damaged or textured walls | Wall area | Whole-wall skim is priced separately from a repaint |

| Water-damaged ceiling | How far the water traveled | Leak repaired first, by a roofer or plumber if needed |
| Baseboard, casing, crown | Linear feet, profile, paint grade | 20 ft minimum-size job: $444 |
| Fascia and soffit | Linear feet and rot depth | Quoted separately from any exterior repaint |
| Pocket-door and cased-opening trim | Per opening | Casing supplied, raw jambs primed and painted |
How it is done
Damaged material comes out to sound material — there is no good patch over soft drywall or rotten wood. New drywall is taped, mudded in three coats and sanded; new wood is primed on all sides before it goes up. Everything is painted to match the adjoining surface, which usually means painting the whole wall or the whole run of trim rather than the patch alone, because a patch painted on its own always shows.
License
Carpentry that touches framing — a ceiling joist, a header, a soffit — is building work. Atrium Painting and Restoration Inc. holds Florida Certified Building Contractor license CBC1264505, so that work is done and permitted under a building contractor’s license.

Related questions
- Do you remove popcorn ceilings?
- Yes. The texture is scraped, the ceiling is patched and skimmed, sanded smooth, primed and painted. A complete whole-house removal in April 2025 took 60 crew hours and cost $3,120. Ceilings in houses built before 1980 are tested for asbestos before anything is scraped; testing and abatement are by a licensed abatement firm, not by us.
- Can you fix a ceiling that has been leaking?
- Yes, and the leak gets fixed first or the repair is wasted. On a recent Pompano Beach job the crew opened the kitchen ceiling, replaced damaged joists, and rebuilt the ceiling with new drywall before painting. Water-stained drywall that is still solid is primed with a stain-blocking primer; drywall that has gone soft is cut out and replaced.
- What does baseboard replacement cost?
- It depends on the run. A small job — 20 linear feet of baseboard in a condominium unit in March 2024 — was $444 supplied, installed and painted, which is a minimum charge more than a rate. Whole-house runs are priced per linear foot on the proposal.
- Do you repair fascia and soffit?
- Yes. Rotten fascia boards and soffit panels are replaced, primed and painted. It is quoted separately from an exterior repaint — fascia is not in the wall scope — and it belongs in the small-ticket band, from a few hundred dollars for a section to a few thousand for a whole roofline.
